Access Statement for Edendale Bed and Breakfast
Introduction
Edendale is set on the edge of a peaceful and picturesque village and offers three guest rooms. There are a few features which may limit access for people with limited mobility. We are on a hill, and there are two small steps to the front door into a small hall which is not suitable for those using a wheelchair.
Pre-Arrival
• The house is on a hill and due to the lack of public transport is not suitable for those without transport either a car or a bicycle.
• The nearest shop is a five minute walk away.
• One bus a day runs on Tuesdays Fridays and Saturdays
• The nearest railway station is 11/2 miles away and is unmaned but trains on this Carlisle Leeds line are fairly frequent.

Arrival & Car Parking Facilities
• Please advise us of your anticipated arrival time so we can be here to greet you.
• To ensure your accommodation is ready we ask that guests do not arrive before 3pm. Earlier arrival can be possible by arrangement.
• Parking is on a level drive in front of the front door and there is room for 4/5 cars
• We always offer help with your luggage
Main Entrance & Reception
• There are two steps of 5ins into the porch and then into the hallway.
• Please ring the doorbell on arrival, on completing the registration form you will be supplied with a key to come and go as you please.
Public Areas - General (Internal)
• There is a small hallway with stairs and a door which leads to the guest lounge/dining room. This is all on one level.
• The conservatory leads from the lounge up an eight inch step.
• The hallway and conservatory are tiled and the lounge carpeted
• The whole of the house is centrally heated and guests can control the temperature of their rooms individually.
Public Areas - WC
• There is no toilet for guests on the ground floor as each guest room is en suite
Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
• Guests are welcome to use the lounge and conservatory.
• The lounge has a sofa and two armchairs and also high backed chairs.
• There is a television, radio, CD player and a DVD player. There is also a well-stocked bookcase.
• Games, maps and local information are also available.
• Breakfast is served either in the lounge seating 2/3 or the conservatory, which seats 2/5. The menus are in a clear large print.

Bedrooms
• All our three bedrooms are on the first floor. The beds are made with duvets and both duvets and pillows are made of synthetic material.
• We are happy to provide sheets and blankets if required
• The whole of the first floor is fully carpeted
• Twin Room
• This room is en suite with a WC washbasin and shower.
• There are two 3ft 6in beds each with access from both sides.
• There is a comfortable sofa
• There is a hospitality tray, digital television a clock radio and a hairdryer.
• There is a wardrobe, dressing table and a chest of drawers.
• Double Room
• This is en suite with a bath, washbasin and WC
• The bed is 4ft 6in with access from both sides
• A hospitality tray, television, clockradio and hairdryer are provided
• There is a comfortable armchair, wardrobe, dressing table and chest of drawers
• Single Room
• This room is also en suite with a shower, WC and washbasin.
• The bed is 3ft 6ins with access from both sides
• There is a hospitality tray, television, clock radio and hairdryer
• and also a wardrobe, chest of drawers and dressing table
• All the rooms have a folder with information about the house and the area
• All the room have unobstructed access from the landing and stairs
Grounds and Gardens
• We have a small garden and patio on two levels which guests are welcome to use. There is an 8in stone step from the lawn to the patio.
Additional Information
• There is a fire extinguisher in the hall and another at the top of the stairs
• In the event of fire an alarm will sound. If you have a hearing difficulty please advise us
• The building can be evacuated via the front door at the bottom of the stairs. In the event of emergency there is an exit via our kitchen which leads off the lounge.
• We do not permit smoking in the house but guests may smoke in the garden. Please ask for an ashtray.
• Mobile phone reception is good in this area.

Future Plans
• Only the twin room has a digital television so far but in the near future we will have all rooms with digital TVs
